Preparing for Your Sale

  • Collect and Remove: Please remove all personal items, documents, photographs, or valuables not for sale. We will contact you if such items are found during setup

  • Item Preparation: Allow our team to determine sellable items. You may dispose of used undergarments, expired/opened food, broken items, soiled linens, and any refrigerated products.

  • Inform Neighbors and Friends: Giving your neighbors a heads-up about your upcoming estate sale isn't just about managing traffic; it's a great way to get them to help spread the word to potential shoppers.

  • Home Preparation: To ensure an efficient staging process, please leave all items you intend to sell in their typical locations. Do not pack or relocate them to other rooms, as this will optimize our workflow.

  • Provide a Key: A key for our lockbox must be provided to ensure our crew has access to the home

    During Setup

  • Sorting: Our crew will sort sellable items. We will manage disposal of unsellable items and coordinate trash collection. Bulk furniture pickup may incur a $10 fee on your amenities bill.

  • Staging: Items will be staged for visual appeal and accessibility, including cleaning or polishing as needed

  • Adding/Removing Items: Upon contract signing, all items in the house are expected to remain for the sale. You will be provided a time-frame to add additional items if desired.

  • Pricing: We leverage extensive market knowledge and thorough research to price household items fairly and competitively, aiming to liquidate as many as possible and maximize your return.

  • Sellability: Some stuff might be a bit tricky to sell, but we're dedicated to getting you the most money for everything we sell for you.

  • Working Hours: Our crew typically works in your home between 9 AM and 5 PM. We request that you limit your visits during these hours to allow our team to focus on their tasks efficiently.

  • Unsellable Items: The following items are never sold and will be stored out of sight or marked as not for sale: full or empty paint cans, flooring slats, tiles, air filters, keys, garage remotes, screens, pavers, kitchen appliances, items secured to cement walls, and any other items agreed upon prior to the sale.

    After the Sale

  • Unsold Items: All unsold items will be removed from the home within 5 business days after the sale's conclusion. With advance notice, removal may be possible within 48 hours.

  • Sold Items: Buyers may not always be able to immediately collect larger purchases. In such cases, items will be marked as sold with a scheduled pickup date not exceeding 2 business days after the sale.

  • Clean Up: We'll tidy up during and after the sale, but full home cleaning isn't part of our services. We're happy to suggest some cleaning services if you need them!

  • Accounting: Upon the successful completion of the sale, we will finalize the sales and your proceeds within two business days, and these will be forwarded to you shortly thereafter.

Other Important Information

  • Security: Access to the home will be restricted to TCM Estate Sale employees or our removal company, RCA Removal & Delivery, unless otherwise instructed by the client.

  • Safety: For safety reasons, the home should remain unoccupied at any time during the estate sale setup process or during the sale.

  • Communication: Email or texting is preferred for all communications to maintain a clear record and promote understanding.
